List it on the MLS in its current condition and market it extensively to all
agents and buyers. There will probably be multiple bids from buyers
who want to fix it up and resell it or live in it.
NO COMMISSION
Sell it quickly now in its current condition to our buyer — and pay
NO COMMISSIONS. This will probably get you a lower price, but it will be
a quick sale if the estate needs money. The buyer, not the estate, pays all
commissions in this selection, but we do not recommend this unless you
have a time issue.
REPAIR OR REMODEL
Want to gain/net the most money for your home? We will repair and
upgrade your home if possible and then list it on the MLS and market it
extensively to all agents and buyers, gaining you more money for the
home from move-in buyers. This includes trash-out and personal
property liquidation.
(Repair costs are paid by the estate out of escrow and the additional
increased net profit is split with the repair people.)
In addition — if a beneficiary on title wants to keep the home and would like to refinance or (2) one of the beneficiaries wants to buy-out the home from the others, Monique is a loan officer for a WHOLESALE lender who will give you a good rate and terms and help you to get your probate to close on time.
